Shipping the phone back to ASUS - How to bring it back to Factory condition?

My phone has SIM1 hardware issue. Called ASUS, they asked me to ship the phone back to them for service. I always enjoyed custom ROM's.

I have it currently rooted and running latest ASUS STOCK ROM and have TWRP Recovery.

How do I bring it back to factory condition?

I am thinking about wiping internal storage and installing latest ASUS STOCK ROM using ADB Side load (via TWRP Advanced).

Any help is appreciated.
